The search assignment is set down in writing in the Agency agreement for the search and acquisition of real estate. All properties are inspected by us in advance. This means that we know the property in detail, so that we can avoid unexpected surprises for you in advance, which are not apparent from the information estate agents often have about the properties. All I need from you is the idea of your dream house or flat. I will then thoroughly search the market for properties that meet your needs and desires, focusing only on properties that tick all your boxes. The fee for successfully finding and helping you buy your chosen property amounts to 3% + taxes of the final sale price. The purchase costs (e.g notary, taxes) are not included.

Our fee is due at the handing over of the keys after the purchase of your house or flat in Spain.  No deposits or cost sharing on our part will be required during the search itself. Travel and accommodation expenses for your visit in Spain are not covered.

Remember that apart from the purchase price you will also need to factor in other costs and expenses.

The price quoted already includes the estate agent’s commission, which is always paid by the seller.

Properties on the Costa Blanca are usually sold unfurnished.

Please note that there are approximately 11-14% incidental purchase costs when buying Spanish properties.

Additional costs 2021:

  1. Notary.

The public deed of sale between the vendor and the buyer has to be signed before a Spanish Notary. This is the moment when you buy the property outright.  The notary fees range from 600 to 1000 euros, depending on the purchase price. The notary fees are set by law, which means that the fees incurred are the same for every notary.

  1. Inscribing your title in the property register (Registro de la Propiedad).

There is also a fee for registration of the deeds recorded by the notary. These fees are also set by law and depend on the price of the property, although they are usually between 400 and 650 euros.

  1. Management agency.

The only optional expense when buying a property is to hire an administration agency (gestoría) to take care of the paperwork. We recommend arranging this service directly through the notary’s office. The fees are not required by law and are usually around 250 euros.

  1. Payment of taxes which apply to the acquisition.

Taxes must be paid via an authorised bank within 30 working days of the signing of the deeds. You will only be able to inscribe your title and mortgage in the property register if you have proof that taxes have been paid.  The amount of taxes depends, of course, primarily on the purchase price and whether the property is new or previously owned.

Taxes when buying a new property in Spain.

There are more taxes when buying a newly built property. The most important tax is VAT (Impuesto sobre el Valor Añadido – IVA). In 2021, VAT will amount to 10% of the property price. In other words, when buying a property for 300,000 euros, 30,000 euros of VAT would be due and when buying a property for 500,000 euros, 50,000 euros of VAT would be payable.

A second tax is added to the purchase of newly built properties: the notarisation tax (Actos Jurídicos Documentados – AJD). This differs in each autonomous community and is not payable on the purchase of previously owned properties.

In the Comunidad Valenciana, this tax is 2% of the property price.

Taxes on the purchase of a previously owned property in Spain.

When buying a pre-owned property, the most important tax is the Real Estate Transfer Tax (ITP). In this case, the amount due depends on the percentage that each autonomous community levies on the recorded purchase price. This rate is 10% of the property price in Valencia in 2021.

If you use a mortgage then you will also have to pay stamp duty on the value of the mortgage.
